An apartment is not a house
You share walls with neighbours, everything comes through the same stairwell, and what you are allowed to do to the pipework and the floors is partly fixed. We work around that from the first appointment onwards.
Four things that change the job
None of the four is a problem. They are simply the reason the schedule runs differently.
Neighbours
Breaking out and drilling comes with the job, but not at every hour. We agree when the loud work happens and keep that block as short as we can.
Getting things in and out
Everything goes through the lift or up the stairs. That decides how big the slabs we bring in are, and how the rubble leaves the building again.
Pipework and risers
Water and waste are often fixed in a riser. Where a bathroom or toilet can go depends more on that than on the drawing.
The owners association
For a floor or a knock-through there are usually house rules. At the survey we tell you what to check before we start.
What we do in an apartment
From a single room to the whole place. Most jobs start with the bathroom or the kitchen and grow into the rest along the way, because it is open anyway.
- Bathroom and toilet completely renewed
- Kitchen out, connections in the new spot, kitchen in
- Taking walls out or putting them in for a different layout
- Patching up plaster, painting and finishing the woodwork
- A new floor, working from the height of thresholds and doors
- Electrics and lighting following the new plan
Living there during the work
That is possible, and it happens often. It does change the way we work: dust screens, clearing up every day, and planning the job so a bathroom or a kitchen stays usable for as long as it can.
It usually makes the job a little longer, and you hear that beforehand, not afterwards. If you are away or the place is empty, we simply run straight through it.
